Should you arrive at our office outside normal office hours, or at the weekend, please follow instructions which will be supplied on your booking confirmation to open the Lock Box located against the main door of our office. Inside you will find an envelope with details on how to get to your property and the relevant combination code for entrance.

All of our vacation homes have private pools and are fully equipped for your stay. Our vacation condos and town homes have community pools and are also fully equipped for your stay. We simply ask that you do not smoke in the property and restrict noise to acceptable level. Please contact our local office immediately if you encounter any problems with the property.

Because each home is privately owned and located in an urban area we are subject to a number of limitations on their usage. We must reserve the right to change the address of the property to that shown on your confirmation. In this event we will substitute a like property of a similar size and quality in the same locale. Please therefore ensure you check in through our office upon arrival in order to confirm the address before driving to the property.

Cancellation of your reservation can be made up to 30 days prior to the date of occupation without further cost; all deposits are non-refundable. Balance of rental is due in full for all “no shows” and cancellations made within 30 days of occupation of the property. You are strongly urged to take out travel insurance to protect you against unforeseen circumstances that could result in you cancelling your vacation.

ESTA Information for Travelers from Visa Waiver Countries:
The Dept of Homeland Security has implemented a system of entry into the US called ESTA, this is very similar to the current API (Advance Passenger Information)…however this new system will be mandatory from January 12th 2009, (Please see link below)
Who can complete ESTA?
Each family member travelling is required to complete an ESTA application and third party entry of data into ESTA is permitted – whether a relative or not. However the third party must be completely certain as to the accuracy of such entries. Any inaccuracies will be taken up with the applicant – NOT the third party and the applicant remains totally responsible for their own records.

CHECK-IN POLICY
1)    Check-in time is 4:00 P.M. Universal Vacations will diligently work to insure that all properties are clean and ready for occupancy by 4:00 PM. However, in certain situations, it may be necessary to delay occupancy until the property is ready. There are no refunds for late occupancy. Please do not go to the property before checking in at Universal Vacations offices. Parking at the property prior to check-in time without the approval of Universal Vacations will likely delay the cleaning and inspection services and delay your check-in. A limited number of early 9:00 AM check-ins will be offered for guests with special arrival needs. The cost to guarantee a 9:00AM check-in is $75.00. In the event of the property requiring a KEY ACCESS Two keys are provided per rental unit upon check-in. Additional keys – refundable $10.00 deposit. Lost keys – $40.00 each set. (Gate Access Cards $75.00)
2)    Checkout Policy: All properties must be vacated by 11:00 AM sharp on checkout day or guest may be subject to a late checkout fee of $75.00 per hour. A limited number of late 6:00PM checkouts will be offered to those guests with special departure needs. The cost for a late 6:00PM checkout is $75.00. Please follow posted checkout instructions and return all keys or Gate Access Cards to Universal Vacations Offices.

MANDATORY EVACUATION
If state or local authorities order a mandatory evacuation of any area that Universal Vacations offers properties, no refund of any monies paid will be made to guest, nor will a stay be allowed at a later date, due to a hurricane evacuation or other natural catastrophe, or the unavailability of Trip Insurance due to the current existence of named storm at the time a reservation is made. Universal Vacations is pleased to offer CSA Travel Interruption Insurance to protect your vacation investment in case of an emergency. Trip Insurance is made available only at the time of your reservation and must be accepted or declined with this agreement. Also, no refund will be made for the period of time the island may be closed following an evacuation due to hurricane or other natural disaster. Universal Vacations strongly recommends Trip Interruption Insurance.

SECURITY DEPOSIT
A Security Deposit is required on ALL rental properties.
In lieu of a cash security deposit, each tenant may sign the attached Security Deposit Agreement and furnish a valid credit card number and imprint on arrival. No charges will be made to your account unless damages and/or expenses occur as a result of tenant’s actions. Notification will be given to tenant if a credit card charge is activated. In the event tenant fails to post a valid credit card account number and imprint of said card on arrival, a $200.00 cash security deposit is required. Agent may deduct from this deposit any actual damages caused by Tenant as permitted under the Tenant Security Deposit Act. Agent shall apply, account for, or refund Tenant’s security deposit within 45 days following the end of the tenancy.

RENTAL PROPERTIES
1.    All units are individually owned and furnished according to the owner’s preference with each consisting of the standard appliances of range, refrigerator, cookware and dinnerware.
2.    There will be NO REFUNDS due to any breakdown of appliances, A/C systems, TVs, VCRs, phone or other electronic equipment. Please report any problems and Universal Vacations will contact a repair service technician immediately. Your patience will be appreciated.
3.     NO REFUNDS allowed due to any loss of utility services. Please contact Universal Vacations and we will report the outage to the proper utility company.
4.     All of Universal Vacations Rental Properties include departure cleaning.
5.     Telephones are provided in all rental units for the convenience and safety of tenants. Any and all charges, billed to the owner’s phone will be charged to guest’s credit card plus a $20.00 service charge.
6.     Houses with electric pool heaters carry an additional $120.00 per week charge if requested, this can be requested prior to arrival or when in resort, we cannot be held responsible for drops in temperature due to outside air temperature.
7.     Many properties contain a Guest Book provided by the owner for tenants to share their vacation experiences. Maintenance issues and/or needed repairs are not to be reported in the guest book. Universal Vacations assumes no responsibility for property maintenance issues written in a guest book. All maintenance problems should be reported directly to Universal Vacations office.
